Located on a quiet tucked-away street in Georgetown among neighbors seeking the same privacy, The Residences at The Ritz-Carlton in Georgetown is a proximate retreat for those living busy public Washington, D.C., lives.

The 28 luxury condominium units that make up The Residences are owned by wealthy Washington celebrities, political appointees, and successful entrepreneurs, most of whom eschew attention in their private affairs and, therefore, chose this location — evident by the nondescript corporate names that hold title to most of the units and the request for anonymity by the seller of this unit.

Talk about adaptive reuse. This exclusive hotel and condominium complex occupies the site of a Depression-era landmark garbage incinerator in Washington, D.C.’s highly-regulated Georgetown neighborhood.

The project posed substantial regulatory and technical challenges, not the least of which was the need to blast out an enormous volume of rock in order to make room for the complex’s parking garage, theaters and other lower-level components.

Meanwhile, a row of little, historic houses, standing just to the west of the hotel entrance on South Street, had to be carefully picked up, moved to a temporary site and later moved back to their original locations to ensure that they didn’t go sliding down the hill during the blasting.

And the 130-foot smokestack and the incinerator building, an attractive work of industrial Art Deco, were contributing structures in the Georgetown Historic District and had to be preserved. The incinerator building was incorporated into the hotel, accommodating the lobby, lounge, and restaurant spaces.

The Residences opened in April 2003. The residential units feature high ceilings and generous proportioned windows, taking full advantage of Potomac River views. Unit 2A, currently listed for sale, has the extra advantage of being set back from the K Street bridge, limiting the noise level from traffic to almost none.

Boasting 3,400 finished square feet, this elegant two-bedroom, 3.5 bath unit opens into a grand marble entrance foyer leading to the west wing of the unit. This wing features a spacious living room with seamless floor-to-ceiling windows and spectacular views of the Potomac River, Roosevelt Island, and Arlington. An adjacent formal dining room features the same expanded windows and views. Both the living and dining rooms boast cherry hardwood floors installed in an elegant herringbone pattern.

The impressive master suite in the southwest corner of the unit offers his and her custom marble baths, custom-designed closets and storage, a sizable library with built-in bookcases, and a bedroom that dwarfs a king-size bed — all of which is washed in natural light from the expanded windows that boast views of peaceful trees.

In the east wing of the unit, two bedrooms have been converted into one large office suite by the current owner and features custom built-in work spaces and shelves — all of which can be easily converted back to two bedrooms by the next owner if desired. Once again, natural light flows throughout the space from the massive seamless windows.

The east and west wings are divided by a modern gourmet eat-in kitchen equipped with stainless steel Miele and Viking appliances and built-in wine storage.

The purchase of this unit includes two garage parking spaces and a storage unit. Most of the residents, however, have never seen their garage spaces or parked their cars, preferring to utilize the 24-hour valet and concierge service located in the tucked-away entrance to the building.

The stunning physical attributes of the Residences are matched by the personalized services of The Ritz-Carlton. All of your “first world” problems are handled by the 24/7 staff — from door-to-door dry cleaning pick-up and delivery to scooting out into Georgetown to pick up a sleepless midnight snack.

The rest of us can just fantasize.
